Every job is matched to the surface, the substrate, and Central Florida's climate — not a single technique applied to everything.
Roof soft washing
Asphalt shingles contain limestone filler that Gloeocapsa magma feeds on — the cause of the dark streaks you see on north and west roof faces. Walking the roof or hitting it with a pressure washer voids most shingle warranties and strips the granules that protect the asphalt mat. Our method follows the ARMA (Asphalt Roofing Manufacturers Association) recommended approach: low-pressure application of a sodium hypochlorite plus surfactant mix, applied from a ground or ladder position, allowed to dwell, and then thoroughly rinsed. Algae, moss, and lichen die at the cellular level; streaks lift within minutes; and regrowth typically takes 12–36 months versus 30–60 days with pressure-only cleaning.
What you can expect: tarped landscaping and pre-wetted shrubs before any chemistry comes off the truck, warranty-safe pressure throughout, and a written photo report on completion. Tile and metal roofs use a tuned variant of the same method.
House washing
We low-pressure-wash stucco, vinyl, Hardie, brick, and painted block at under 500 PSI — close to a strong garden hose. The cleaning power comes from a soft-wash blend that breaks down the algae, mildew, pollen, and Lovebug residue that build up on north-facing walls and around soffits. Pressure-driven house washing forces water behind siding and into electrical fixtures; soft washing doesn’t.

- Soffit, fascia, gutters and downspouts (exterior) included.
- Outdoor light fixtures, electrical boxes, and AC condensers protected and rinsed.
- Plant, pet, and paint safe; we use the smallest amount of chemistry needed to do the job.
Concrete & pressure washing
Bare concrete — driveways, sidewalks, patios, pool flatwork — is one of the few surfaces that genuinely benefits from higher pressure. We use a commercial flat-surface cleaner that delivers an even flat-pass result without the “tiger striping” you get from a wand alone. Oil and rust stains get pre-treated; mildew lines along the edges get a soft-wash spot treatment so they don’t reappear in a week.
We don’t pressure-clean roofs, siding, screens, or pavers. Different surfaces need different methods, and using a one-size-fits-all approach is what causes the damage we get called to fix.
Paver sealing, sanding & stripping
A paver job that’s done right is clean → re-sand joints → seal. Skip the sand and the joints wash out in the next storm; use a non-breathable big-box sealer and the moisture in Florida pavers gets trapped, turning the surface cloudy or hazy within months. We use Paver Joint Sand to lock the joints against weeds, ants, and sand washout, then apply a breathable, UV-stable Florida-grade sealer in your choice of wet-look (gloss/semi-gloss) or natural (matte) finish. Pool decks and walkways get an anti-slip grit in the top coat.
If your existing sealer has failed — cloudy, peeling, white-hazed, or yellowed — we strip it to bare paver, treat the underlying efflorescence, and start fresh. Don’t reseal over failed sealer.
Screen & pool cage washing
Pool cages and screen enclosures trap pollen, mildew, and Lovebug residue in tiny crevices that pressure washing can’t reach without blowing screens out and bending the framing. We soft-wash both the screen panels and the aluminum framing, then move to the deck inside with pH-neutral chemistry if the surface is travertine or natural stone — bleach and acid both etch travertine permanently. We finish by rinsing the surrounding landscaping so the chemistry leaves with us.
Commercial & HOA maintenance
Storefronts, restaurants, drive-thrus, dumpster pads, parking garages, and HOA common areas — recurring exterior maintenance, billed monthly or quarterly, scheduled around your operating hours so we’re in and out before opening. Most commercial accounts run 25–40% lower per-job than one-time residential work because the visit cadence is fixed and routes are batched. Graffiti removal, awning cleaning, and post-storm clean-ups are available on-demand for existing accounts.
How we price (and why we don’t use a calculator)
Most online calculators give you a price by square footage and ZIP code. That doesn’t capture the variables that actually move the cost: pitch and accessibility of the roof, condition of the surface (a heavily-stained roof needs more dwell time), the presence of failed sealer that needs stripping first, and the landscape complexity that drives prep time. Every quote we send is a written, itemized scope of work returned the same day, based on a quick property look (in person or via photos you send us). Recurring maintenance plans run 25–40% lower per visit than one-time work.
