How Often Should You Soft Wash a House in Florida?

In Florida humidity, the right soft washing interval isn't 'when it looks dirty.' Here's the schedule that actually protects siding, paint, and resale value.

Most Florida homeowners wait until the house obviously looks dirty to call for a wash. By then, the mildew has already worked its way into the caulk lines and the underside of the soffits, and the next wash takes more chemistry, more time, and more money. The right cadence isn't 'when it looks bad' — it's 'before it looks bad.'

Here's the cleaning interval that actually protects a home in Central Florida humidity, broken down by surface and by the conditions specific to Lake County.

The baseline: once a year, every year

For most Central Florida homes, an annual soft wash is the sweet spot. It clears a full season of mildew and algae before it can embed in caulk lines and porous surfaces, and it keeps each cleaning fast and affordable.

Conditions that push it to every 6–9 months

Heavy tree cover, north-facing walls, proximity to a lake or retention pond, irrigation overspray, and dense landscaping all keep surfaces damp longer and accelerate growth. Homes with these conditions benefit from a wash every six to nine months.

Conditions that let you stretch to every 14–18 months

Homes in full sun with good airflow, minimal tree cover and no irrigation hitting the walls can often go a bit longer between washes. A maintenance plan lets us watch the actual condition and time it correctly rather than guessing.

Surface-by-surface: what each part of the home needs

Roofs and north-facing walls grow algae fastest and set the schedule. Driveways and pool decks are more about appearance and slip-safety. Screen enclosures collect pollen and Lovebug residue seasonally. We tailor the plan so each surface is handled on the right interval.

Warning signs you waited too long

Green or black streaks, a musty smell near the soffits, slick spots on the driveway, and dark patches on the north wall all mean growth has taken hold. At that point the wash costs more — the case for staying ahead of it.

Why annual washing actually saves money

Routine washing protects paint, siding and roof granules so they last longer, and because the surfaces never get heavily soiled, each visit is quicker and cheaper. Recurring maintenance runs 25–40% below the cost of letting it go and paying for a heavy one-time restoration.
